What changed
Why €250,000 still exists in Athens.
In high-demand areas — central Athens, Thessaloniki, Mykonos, Santorini and the large islands — the residency threshold is now €800,000. The €250,000 level survives in one form only: a property converted from commercial to residential use, with the conversion completed before the residency application is filed. For Athens, that is the only route under €800,000.
This is where most mistakes happen. A property advertised as “convertible” is not a qualifying property, and a conversion still in progress at filing time does not count. Verification, not price, decides whether the investment works.
